What it is:
An Environmental Walkthrough Assessment is a visual, on-site evaluation of a facility to identify environmental health and workplace safety concerns. It provides clients with early risk awareness, operational insight, and planning support.
What We Evaluate:
During our walkthrough assessments, our consultants follow an Environmental Safety & Compliance Audit Checklist to evaluate:
Hazardous Materials & Storage:
- Identification of chemicals, fuels, oils, solvents, etc.
- Review of container conditions, labeling, and hazard communication compliance
- Evaluation of storage compatibility and segregation of incompatible materials
- Assessment of secondary containment, spill pallets, and leak protection
- Observation of transfer areas, fueling stations, and chemical mixing stations
Staining, Spills, and Release Indicators
- Inspection of floor surfaces for staining, residue, and discoloration
- Review of cracks, joints, and sumps for signs of past or active releases
- Identification of chemical odors, smells, or unusual vapors
- Evaluation of corrosion on tanks, piping, and containers that may indicate leaks
Building Materials of Concern
- Identification of materials that may contain asbestos (pipe insulation, floor tile, roofing, etc.)
- Screening for suspect lead-based paint in older facilities
- Observation of damaged, deteriorated, or disturbed materials
- Identification of areas where renovation or demolition could trigger regulatory inspection requirements
- Recommendation for certified inspections when regulated materials may be present
Indoor Air Quality (IAQ) Conditions
- Review of ventilation systems, and air circulation
- Observation of dust accumulation, exhaust, and process emissions
- Identification of moisture intrusion, condensation, and humidity concerns
- Screening for visible mold growth or water-damaged materials
- Assessment of potential odor sources, chemical vapors, etc.
Waste Handling & Housekeeping
- Evaluation of waste storage areas, including hazardous, non-hazardous, and universal waste
- Review of drum condition, labeling, etc.
- Observation of accumulation areas and housekeeping practices
- Assessment of spill kits, emergency supplies, and response readiness
Operational Risk Areas
- Review of loading docks for spills, equipment leaks, etc.
- Identification of potential migration pathways to storm drains or surface water
- Identification of high-traffic or high-use areas prone to releases or contamination
Site Conditions
- Assessment of exterior drainage patterns and runoff pathways
- Review of outdoor storage areas, tanks, and waste containers
- Screening for historical or current site activities that may indicate environmental concern
Environmental Walkthrough Assessments provide warehouse and industrial property owners with fast, practical insight into potential environmental risks, operational concerns, and compliance triggers. By identifying observable issues, prioritizing areas of concern, and recommending clear next steps, QUEST helps clients make informed decisions before small problems become costly liabilities. While non-intrusive in nature, our walkthroughs deliver meaningful value by supporting safer operations, smarter planning, and responsible property management.
