Project Highlight – Mixed-Use Commercial Unit Walkthrough Inspections

Project Description: Quality Environmental Services and Technologies (QUEST) has been contracted to perform yearly visual inspections pertaining to building safety at over one-hundred commercial units located at properties in Aurora, CO and Las Vegas, NV. QUEST has been conducting these walkthrough inspections for three consecutive years, dating back to 2023. These walkthrough inspections are designed to protect building safety and integrity, and guard against any harmful conditions that may be overlooked by the tenants currently occupying these commercial units. These units vary widely in size, use, and operation, and range from data centers, to warehouses, to industrial fabrication and production.

Site Inspections: For each commercial unit, QUEST performed a general walkthrough and visual inspection, along with interviews of building staff. During these inspections, QUEST documented the conditions within each unit and performed specific inspections of individual components and items such as flammables cabinets, hazardous waste storage, acid battery charging stations, fugitive moisture, damaged building materials, malodors, gas cylinder storage, air compressors, generators, spray booths, etc. QUEST provided a completed inspection checklist, photographic log, and recommendations for improving building safety, for each tenant/unit combination. This work is carried out over the course of approximately three weeks of walkthrough inspections, combined with another week for report generation and review.

Conclusions: During these inspection events, QUEST works closely with the property owner to ensure that every space in each unit is subjected to inspection. QUEST has been consistently able to identify, document, and communicate building hazards such as improper stockpiling of hazardous waste and hazardous waste containers, improper gas cylinder storage, blocked electrical panels, combustible dust, etc. QUEST derives safety recommendations from the identification of these hazards, which are then provided to the tenants. By working with QUEST to perform these multi-point inspections annually, our client has been able to diligently protect themselves against dangerous conditions and avoid unnecessary repairs and operational challenges.
